Lenders offering Homeowners Mortgage Support

Homeowners Mortgage Support (HMS) is being offered by lenders covering most of the mortgage market in the UK. It gives extra support to struggling homeowners who are worried about losing their home. Use the list below to check whether your lender is offering HMS and find a trained money adviser who can help.

List of lenders offering help through Homeowners Mortgage Support

All mortgage lenders in the UK have agreed with the government to work with households having difficulty paying their mortgage to avoid repossession.

The mortgage lenders listed below have agreed to offer help to their customers through HMS:

  • Bank of Ireland, including Bristol and West and the Post Office
  • Bradford and Bingley, including Mortgage Express
  • Cumberland Building Society
  • GE Money
  • Kensington Mortgages
  • Lloyds Bank Group, including Halifax, Cheltenham and Gloucester, and Bank of Scotland, Intelligent Finance, Birmingham Midshires and The Mortgage Business
  • National Australia Bank Group, including Clydesdale Bank and Yorkshire Bank
  • Northern Rock
  • Royal Bank of Scotland, including NatWest, Ulster Bank, the One account, First Active (UK), Lombard Home Loans and Direct Line
  • Standard Life Bank

A number of other banks, building societies and specialist lenders will be offering HMS to their customers as soon as possible. These include:

  • GMAC

Lenders offering comparable arrangements to HMS

The high street lenders listed below are not providing HMS, but have agreed to provide 'comparable arrangements' to their customers who are in financial difficulty. This means if you have a mortgage with one of these lenders and you have a drop in income, you'll receive a similar level of support. You'll have to commit to making regular monthly payments and you'll be encouraged to seek independent money advice.

These lenders are:

  • Barclays, including FirstPlus
  • HSBC
  • Nationwide
  • Santander, including Abbey and Alliance and Leicester

If you have a mortgage with one of these lenders, you'll need to talk to them for specific information about the help they can offer.

What to do if your lender isn’t offering Homeowners Mortgage Support

If your lender isn't offering HMS, talk to them about the other options that may be available to you. See ‘Mortgage worries - get advice to keep your home’ for more information.
